WELCOME TEXT
This bright, modern and spacious house overlooks the Llandudno Sunset Rocks. The house offers three en-suite bedrooms, a 4th bedroom with two ¾ size beds and a TV room with two sleeper couches, comfortably sleeping 8 - 10 people. It also has a large beautiful open-plan living and dining area.
LIVING
The spacious open-plan living area (150 square meters) consists of a living room, a lounge, a dining room and a large kitchen, all with stunning ocean views. Glass sliding doors link the living area to the patio that is ideal for outside dining or entertainment. It offers spectacular views of the Sunset Rock and the Atlantic Ocean. The patio is furnished with teak tables and chairs and has retractable pergola for sun and wind protection.
The state-of-the-art kitchen is equipped with the full range of AEG and Siemens appliances: dishwasher, microwave, coffee machine, gas hobs, garbage disposal, etc. The kitchen is not only an entertainers dream but is a dream with a view. The house has a separate laundry with a washer and dryer.
SLEEPING
Two master bedrooms are located on the main level. Each bedroom has its own dedicated en-suite bathroom and separate dressing room. One master bedroom has a king size bed and TV and the other a queen size bed. Glass sliding doors lead to your private ocean-facing patio. The large bright en-suite bathrooms feature travertine floors, double basins and electric towel rails.
A third bedroom has a queen size bed, a smaller en-suite bathroom and is located on the lower level. This bedroom has its own private patio with pool access.
The fourth bedroom or office is located upstairs and has two ¾ size beds and 360 degree panorama views of the ocean and surrounding mountains.
The TV room adjacent to one of the master bedrooms has two sleeper couches and can function as a fifth bedroom for overflow guests or children, plus it has a large flat screen HD TV, PVR, DVD player.

CHILDREN
The house and garden are child-friendly.
One of the master bedrooms features a dressing room that is ideal for sleeping an infant or small child.
Bedrooms three, four and five above are well suited for kids.
There are a number of staircases and a balustrade around the patio, but these are safe for children to use or can be barricaded for infants.
A pool cover net is provided.
SECURITY
It would be foolish to pretend that Cape Town is crime-free. But the last thing you want to worry about on your family vacation is crime. Llandudno is probably the safest suburb in South Africa, as there is only a single vehicle entrance to the entire suburb, with a 24-hour guard. In addition we have 24-hour roaming armed response patrol car and a dog patrol at night for Sunset Avenue.
The house has a state-of-the art alarm system and a safe.
So rest assured that this subject will not be of concern during your stay here.
SUITABILITY
This house is ideal for extended family living such as two or maybe three couples with children looking for a safe and tranquil seaside vacation away from the big city lights.

SPECTACULAR LLANDUDNO
This enclave is located on the Atlantic seaboard, below the slopes of Table Mountain. Llandudno is undoubtedly the most exclusive and sought-after suburb in South Africa. If you are looking for a spectacular and tranquil setting only 20 minutes from Cape Town, then this is it.
Llandudno doesn’t have the hubba hubba of a Camps Bay or Sea Point, which are looking more and more like the French Riviera with traffic, people, high-rises, restaurants, shops, nightclubs and all the associated cultural side-effects of a beach party suburb.
This place is very different. There are no shops, hotels, or restaurants in Llandudno, only 300 homes. It has an almost rural feel to it, yet civilisation is still only minutes away. It is 5 minutes drive to shopping in the quaint fishing village of Hout Bay, 10 minutes to the big city life of Camps Bay, 20 minutes to the tourist attractions of Cape Town and 40 minutes to Cape Town’s International airport.
BRIGHT, MODERN SPACIOUS HOUSE
The house is located within walking distance to the world-famous Llandudno and Sandy Bay beaches.
All living rooms and bedrooms face west and have uninterrupted ocean views. Other rooms also offer views of the surrounding mountains (Little Lions Head or Table Mountain). Whales, dolphins and seals are all seen regularly.
The house has a very modern feel to it and incorporates many natural colours and materials such as balau wood and birch, sandstone, quartzite and travertine. The stainless steel and aluminium contrast well with the natural finishes to give the house a very contemporary look.
The house is grounded with an indigenous plants garden, large granite boulders and sandstone gravel.
 The modern theme of the house is reflected in the choice of furniture, interior decorations, paintings and artwork.

Directions
From Cape Town International take the N2 (Settlers Way) in the direction of Cape Town for approx. 10 km. Take the right Eastern Boulevard N2 / Cape Town / Waterfront fork on top of first the hill (Devil's Peak). Keep following the N2 signs for approx. 4 km as the Eastern Boulevard joins the N1 on the Foreshore. The harbour will now be on your right and Cape Town city centre / Table mountain on your left as you go on a bridge for approx. 1-2km. Keep in the 2nd / 3rd left hand M6 Sea Point / Waterfront lane as the bridge curves to the left as you approach the first set of robots. Continue straight through all the robots (Buitengracht Street) over Kloof Nek (between Table Mountain on the left and Lion's Head on the right). Continue straight over the neck at the island, at the top of Kloof Nek, into Camps Bay Drive, as it winds down the mountain for approx. 3-4km. Turn left at the first stop street (Houghton Drive). Turn left at the next stop street / T-junction and continue along the coastal road (Victoria Drive) for approx. 5km. Take the right turn into Llandudno and then the 3rd turning to the right to Sandy Bay / Sunset Rocks. Follow the direction to Sandy bay down Sunset Avenue. Llandudno Sunsets is on the left hand side very near to the foot of the mountain (Little Lion's Head).
